    Got any recommendations for letting agents? Saw a few on Saturday and trying to decide between Ewe Move and Beecroft Estates. Anyone used either of them or have any other recommendations?

    I would not recommend Beecrofts. When i used them i found them slow to deal with and me and the wife let my old property independently.

    Interesting, that was one of my concerns given the fact they said they manage over a thousand properties.

    Took an age to find our first tenant through them ((granted they do look into their financial history but anyone can do that)

    After first six months we went alone and i find a lot of people do.

    Just get the correct landlord insurance and do your own tenancy agreemant and set up a bond account for when someone first moves in and thats about it. As long as the property is in decent nick and you do your research getting decent tenants its not too bad to do. (Obviously you will have to pay tax on a rental but any good local taxman can do you that.Think it cost about £80) Also keep any reciepts of any work/repairs/upkeep.

    You are also legally required to do a gas safety certificate annually and also provide and energy certificate to your tenants.

    And do an inventory before anyone moves in and take photos of the condition of the property in case there is any issues regarding the release of the bond.

    We have been doing it ourselves, advertising on right move etc but the house is in Barnsley and we live in York so a bit of a pain doing viewings or when there's an issue. Plus the last tenants did a runner and owed some rent etc so we'd thought we'd give it a try with an agent.

    Do mine myself. Full control over evrything, no loss in earnings and more attractive to renters as you dont charge all the fees. Plus all the issues end up coming to you in the end anyway!

    I know it can be problematic on your own but agents are pretty useless. If you do have to go with one avoid Beecroft and WHBrown like the plague.

    Use Gates Estates myself, been ok but they're the only ones I've used so no comparisons.

    I know Lee who sorts the letting out here and he's a good lad,much more personal than the bigger companies.he collects the rent on behalf of my landlord for the shop i lease.

    however,i rent my own house out on my own,i just put a notice in the window and got a phone call within five minutes of me leaving the house,i'd previously let it through a couple of letting agents and was forever chasing the rent.
    incidently i didnt do any decorating or carpets for the tennant,i charge them less than the market value but the decor and carpets are theirs,i've never had a problem.
