    Are they worth the cash or am I better off with one of these new digital ones that's kicking about & doing most myself?

    Could try a digital one as houses round here seem to be selling. If you think it would be hard to sell I'd probably go for a high street one.

    It depends how much time and effort you are willing to devote to it.

    You'll need to:

    Take photos and measure up all rooms
    Write a description that attracts people to the property
    Make sure an up to date EPC is available within 7 days of putting the property on the market
    Decide on a suitable price
    List it somewhere (with listing fees) and advertise it yourself
    Arrange all viewings and show people around the property (will you always be available for whenever suits the buyer?)
    Negotiate all offers (you can set a minimum with an estate agent that you don't want to be bothered about if it is less than that)
    Arrange to have your own sign outside your house is the place you list it doesn't provide one
    Whatever the estate agent and the solicitor do together but I don't know what the exact role is there

    Haha, I just edited above! It is a lot of money but it's also a lot of hassle. I guess you could try it yourself and then get one in if it's too much work? You may lose more than 2.5% in price though if you do a bad job!

    Look for one with a fixed fee for selling the property / then you know exactly how much you’re budgeting for.

    The benefits of an Estate Agent;
    - professional photos
    - Social Media & Rightmove marketing
    - Already have client lists interested in certain types of property
    - Can negotiate any offer and manage the process

    I work alongside clients who have used an Estate Agent and also those who sell the property themselves - both can be stressful, ultimately depends how much time you want to invest in the process.

    Fair enough. Can only speak for my patch but Internet agents are piss poor and have a poor market share and very bad reputation. I would hope if I was to speak to a local agent I could get you a good deal and good service

    It's interesting. I'm talking c£5k to sell the house with a local agent with the best rep but I often wonder how much selling they need to do whilst market is hot & Rightmove listings would drive most leads?
