I have just had a loft conversion and a small extension on the back of the house. Loft conversion is around 80m2 and the extension on the back a further 10m2. Overall cost for planning, build, sanitary ware, plumbing and electrics is around £160k. I got three quotations and the builders we used have been excellent. I’d say @Julian Broddle's Perm is pretty much on the money on costs having just gone through this. I’m sure you can find cheaper builders but getting a good job is very rarely the cheapest.
that's an incredible amount of money. hope your property value reflects it. my neighbour had similar done about 5 years ago when we moved in, and paid half that.

We went down the extension route after looking at moving. Stamp duty on a house move was going to be more than the cost of the extension. The cost 5 years ago probably would have been half but as mentioned earlier costs have escalated. Overall though we are very happy with the finished article. Gives me a nice view overlooking the Forth and the golf course.

I've got no money. This isn't a bad thing, for all my adult life I've had less than no money, minus money, debt. But this month I paid off the last installment so I've finally got no money. Zero. None. Feels pretty good. So I can start saving. For a house. But apparently it costs £60,000 for an extension that I could just about lay down in so long as I don't have any furniture. Which I haven't, so that's lucky. Mortgage brokers want 20% deposit, so 12 grand, and I reckon, after I've paid the rent and bills and travel to and from work, and if I don't eat anything or go out anywhere ever, I could save 200 quid a month. To afford the deposit on an extension, it would take me 5 years to save, by which time I'll be closer to 60 than 50.Then I could start saving up for the deposit on a house to put the extension on.

For ten grand less you could get a treehouse for a toddler (see Johnson story in news). Seriously though, well done on paying your debt off, it’s not an easy thing to achieve.
As a rule of thumb it used to be 15 for a single and 25 for a double 10 years ago. Now it's more than double those figures. We will be in recession in 3 years time so if you can wait, you'll get it something reasonable again.
