    Been 25 years since i dealt with any. Wow. Worse than I remember.
    Experiences with pretty much every one in last couple of months has been negative.
    What a set of lazy money grabbers. Appalling.

    Currently selling our house and dealing with London agents. They are certainly keener than I’ve experienced elsewhere but a good layer of BS to be ploughed through!

    My daughter trying to buy. It’s a very painful experience dealing with people who want to make minimum effort and give minimum information.
    It’s just a game. Awful.

    We're helping father in law buy/sell/move.
    Am gobsmacked how much the conveyancers are asking US to do.
    Similar timescale for us Fi and I am sure 25 years ago they did some of the work.

    Yep, they're pretty awful viewing from my role as a mortgage broker too (obviously not all, but seems the majority). They regularly tell lies to try and get clients to use 'their solicitor', suggesting it will be quicker, give the buyer a better chance of being able to get the house. I'm currently helping a first time buyer that's a friend of a friend and she says her experience of buying has bee ruined by the estate agent selling the place she's buying. Harassing her about using their mortgage broker, their conveyancer etc, even though she's clearly told them she has this in place. I've lost a handful of clients to them in the past because of their lies, absolutely shocking practice goes on.

    Same here. Last time I bought a house in London, about 10 years ago now, the estate agents were very keen to get it sorted. I suppose their commissions depend on it so you'd expect that.
    It was the conveyancers that were shockers.

    We had poor service from one. And was recommended Nestledin. More viewings In 1st week (4) than 6months with other (2). Sold (stc) within a fortnight.

    I've yet to hear of a good conveyancer... No idea who we're going to use at this point.

    Though I must admit, I'm just keen to get under offer as we've seen something that would suit. Very sad to be leaving London though.

    I can recommend Bury and Walkers in Barnsley. I dealt with Jessica Oliver and she did exactly what she said she would do, at a good price and quickly.

    My mum used Haybrook and they were shocking. Moved to Gates and they sold in a week. That was a few years ago now.

    I have to admit, the agents that you aren't with are like vultures if you're for sale for a long time.

    I went with a small company who put me up for too much (intentional to get my business?) and didn't sell and barely had viewers that actually turned up. Put it back on 6 months later with same agent and got 5 visits in one weekend, and an offer.

    I'm going to buck the trend and say that I've been very happy with the local estate agents here in Rushden. When I move to France next year I'll have no hesitation to use the same one as a rental agent. The guy I've dealt with in the past has already been out to give me a few pointers on what is and isn't worth doing for that, and is answering any questions I have with no agreement in place past me telling him I'll be putting it on with them (and/or selling it through them if I decide to just wash my hands of it). Conveyancing on the other hand ... I agree, that always seems to be a bit of a shitshow.

    Just a tip that I suspect is pretty much known, but I'll share it anyway. Before you get an estate agent to value your house, book a viewing with them to see a property on their books. You actually want to see them in sales mode with a potential buyer, not just how they act with you as a vendor.

    GetAgent is also quite handy to review your shortlist.
