    2 year fix currently. Doesn’t end until September next year so plenty of time. Just noseying at rates on uswitch. Just wondering realistically what is the difference between doing it through Uswitch or any other comparison site over with a mortgage advisor?

    Not all rates are published. A mortgage advisor will have access to those and can give you personalised advice. I'd always use an advisor.

    I can also recommend @Journo Tyke - recently sorted out quite a complex mortgage for me, and showed infinite patience as we changed the house we were buying late in the day! Took all the stress out of the process.

    Could I possibly ask a Mortgage related question, probably Journo Tyke can answer it for me. Ive just paid off my mortgage, so is that now it, or ive heard I still have to pay the land registry to get your mortgage provider taken off the deeds of ownership. Does any body know if this is correct and is it worth doing. Thanks in advance

    Hi, you or your solicitor must apply to discharge the charge.

    Rough process:
    1. The lender should send you a DS1 form (or submit it electronically to HM Land Registry).
    2. If they submit it electronically, the Land Registry will update the title automatically.
    3. If they give you a signed DS1 form, you can submit it via:
      • Online portal (if you have an account)
      • Or send it by post to HM Land Registry with a completed AP1 form.
    Once the DS1 is processed, the lender’s name/charge is removed from the title register.

    I’d definitely get it done.

    Another thumbs up for @Journo Tyke who has just sorted a first mortgage for my son and he said he would definitely recommend him, he explained the process well and answered all his queries.

    Our provider Halifax just said contact HMLR yourself

    Halifax would have to sign and confirm it. So I would have expected that they have the responsibility to complete it and arrange it. Surely?

    You’d have thought so but the letter said if we have it we will send it, if you don’t receive within 6 weeks contact LR yourself, hence question.
