    Can anyone give me a very rough idea on price for a two storey side extension .

    8 foot wide x 27 foot

    Around about £58,000 for budgeting purposes.
    Basically £1500 per m2 of floor space.

    Afraid so. And plenty work on £2000/m2 so you really need to prepare for getting quotes at 50grand and upwards, sadly.

    8ft x 27ft is 20m2 though which is £30,000.

    unless you're desperate or minted, I'd wait. so much profiteering out there it's unreal. I've put any big jobs off for 2 years. if I can't do it myself, it ain't getting done.

    It doesn't cost twice the price though, the second one is much cheaper.

    It’s a loose way of quoting but the price is per m2 of floor space whether that be ground floor, first floor or attic space.
    It’s not a hard and fast rule, but is near enough for budgeting.

    Not really overcharging as the rates are applied to the overall floor space. Also you could have awkward roof details/junctions. These rates are applied for initial feasibility purposes only. Until a detailed spec and drawings have been developed then it gives the home owner an approximate idea of the cost.

    I was told £30,000 all in for similar measurements, can't see it being much different in price, but some builders are just being a bit greedy aswell, don't rush into it.

    @Julian Broddle's Perm this is ‘his game’ and he knows what he’s on about! I built a house from scratch and this calc for estimating is very commonly used. People tend to split into three prices per sq m or foot depending on finish. It’s obviously broad brush but is reasonably accurate.

    In terms of double price for second story I can see that (it’s a rough guide remember) but the roof area does add cost . Also depends on what type of floor you have upstairs ie block beam or not. Remember going up means you need stairs / more windows / rafters / roof tiles / scaffold / cranes etc etc

    personally I would save cash and wait for next years recession ! Take time getting quotes / planning etc

    The other consideration is that as soon as you start to upspec anything the costs spiral. Also they do like to charge for demolition costs. But first extension quote I ever had included £10k before they’d started building (did it myself for <£1k).

    We were recently quoted >£600 for less than 3 sqm of tiles (that’s supply only and I’d not even asked for grout or adhesive) eventual bill will be 1/3 of that. But ‘better’ insulation, windows, doors, door furniture, electrical outlets etc are all hugely more expensive than the basic that’ll be in the quote.

    I’m planning an infill extension, the 2 tradesmen in the family tell me we can put it up for less than £5k (that’s based on zero labour costs), and I know it’ll be >£20k because most of that will be in bifold doors and a large roof light. Their price is based on a traditional build.
