Say its €8m, and say its correct we sold him for £2m. And say we have a 20% sell on (of profit made in him). If my maths is correct (which there's no guarantee of), we're due just under a million quid for him.
Can't see Everton letting Holgate go with all the injuries to defenders they've got. His versatility at RB and CB helps them out loads - plus he's one of their better defenders.

They pretty desperately need to sell one or two to stay within ffp. But if they sell Gordon for a big fee then that might be enough for them
Things aren’t as desperate as when they sold Richarlison but I can’t see them moving Holgate on when their defence is decimated. They’re massively short of up front mind so maybe they’ll have to.
He's a good player, but 40 million for someone with about 40/50 games is an insane offer. It must be a massive headache since they need attackers and have been playing him as a false 9 because theyre so desperate, but with their money situation I'd be very suprised if they turned it down if it was 40 mill upfront. I reckon Everton would definitely be open to selling Holgate aswell just for some coin. But as Loko said he's versatile, not to mention Godfrey fracturing his leg so might need to do even more reshuffling in their defence. Would love it to be true though. Wonder if we ever put a clause in saying if he gets a cap for his national side we'd be due a bit more coin?
