    Hello clever folk. Is it easy to do it yourself. One getting probate and two changing name on a property with the land registry. And how much does it cost to use a solicitor for these two tasks. Thanks for the help.

    You will need a solicitor. Costs will depend on a lot of factors. It's at least 12 months to get probate. If the property is going from joint names to sole name and it is held as joint tenants, that bit only needs a desth certificate. If it is tenants in common, or going to a third party, that will require probate first, then another wait at the Land Registry. Like everything there is a long backlogged.

    We got quoted about a 1000£ for solicitor to do probate which included 400£ for court fees .

    When my mother-in-law died 12 months ago, I did all the paperwork on behalf of my wife and her brother. They were named as joint executors and joint beneficiaries in the will.

    If you're financially competent and computer literate, you should be fine applying for probate yourself, but I don't know if it becomes more complicated if there's no will.

    I opted to print out a set of probate forms from the website and completed them by hand, then submitted them by post (special delivery), rather than applying online. At the time, there was supposed to be a 16 week wait for probate, but ours came back after 4 weeks. Obviously I must gave ticked all the right boxes, despite being a dinosaur!

    There's plenty of helpful guidance on the YouGov website and also the MoneySavingExpert site.

    It should be about 1,200 for probate and the land registry should be between £40 to £95 so the 1,000 seems fair.Its roughly 1% of the value of the property.

    Just a follow up I did my own probate which cost me £300 their fees and have to admit it was prity straight forward. Now that's done I can now go to the land registry bit. But mostly thanks for the help and advice which gave me confidence that I could do it myself and not use a solicitor. O and probate only took a week to complete.

    I did probate for my mum. Can’t remember the cost, but don’t recall it being significant. Perhaps things have changed since 2011 though.
