You need Arnside Red! As far as I'm aware, if it's a valuation they're concerned with floor areas, similar property prices in the same area and check if there is any major structural repair required. They can also put advisory comments on the report if there are large trees, retaining walls and so on on the property. I've had about a dozen valuations done in the last six years and two of those involved the guy driving past and looking at the place!
Retention fees Normally if something requires a bit of work on it, such as a chimney pointing, i think they hold the fee back from your mortgage until the work is carried out? Or have things changed since then?
RE: Retention fees They still put retentions on the report. You either take that much less money or get the work done and get the full amount.
Depends really what sort of report your buyers are having if its is just for the building society/lending institution then the surveyor is merely concerned with establishing whether the property is good equity for that lender ie, if the borrower fails to pay the mortgage can it be sold on without incurring a loss to the lender, so this is really a glorified valuation, if the surveyor sees something of concern to him re the structure he will point it out and will advise a specialist report, ie damp and timber, if it is a homebuyers report he will look in more detail and again point out any problem areas, again more than likely he will advise specialist reports, if the buyer is getting a full structural survey ( and a lot of surveyors dont carry these out anymore) this will involve testing services and will probably involve lifting floorboards etc if possible, ie he will look at everything practically possible...they will look for dampness in the property, evidence of beetle infestation (woodworm), movement to the structure , the condition of the roof etc and will comment on the general state of repair, decor and the age/quality of the fixtures and fittings ie bathroom and kitchen, if he finds any problems he will probably downvalue the property or as has been mentioned put a retention on the mortgage, this really involves holding back part of the mortgage sum until the works have been completed, dont be surprised if the surveyor dosnt disclose much to you during his visit as of course working for the buyer and not yourselves, HERE ENDETH MY LONGEST EVER POSTING

actually missed most of it despached off to Barrow to get her pressie and it took 1/2 hour to get served in Halfords, then got held up by at least 7 funerals (well they were slow)on the way home, as for exitement, who knows
