Any building experts on here?

    Just on verge of completing a house purchase (fingers crossed) and wanting to knock out a dividing wall between kitchen and dining room. Apparently we'll need an rsj girder for support. Any idea how expensive these would be, androughly how much it would cost to get this done on the whole?</p>

    No idea about costs, but....

    A warning. A friend of mine did exactly that in his house. He got a friend in (a proper builder) to do the job. The builder did a proper quality job, but did not get Building Regulations approval. Everything was fine until he wanted to sell the house, then the purchaser's solicitor wanted to see the approval documents, which didn't exist of course. He had to obtain (and pay for) retrospective Building Regs approval before he could sell the house.

    Make sure you find out whether approval is required before starting the job.

    RE: No idea about costs, but....

    I have had one done recently which was 14 feet in length, cost me £1000 to have it done, RSJ supplies and all plastering, completed in 2 days

    Brill, thanks all for your input

    Very much appreciated. &pound;1k doesn't sound unreasonable, and could stretch to that. Any more though could scupper our plans.
