and can give me any advice seen a barratt home that looks reasonable but reading up they seem to have a lot of problems? can anyone help? cheers
Be careful You need to do your homework first mate, i bought a brand new house about 7 years ago and they can be a bit of a nightmare, the 1st thing i would do is speak to someone who has actually bought one on the same estate if poss and get some feedback from them. then if you decide to go forward, try and get on good terms with the Site Manager, i can guarantee they'll be loads of bits and pieces that need doing as you get settled in. Snagging as its called can be a pain, you'll find loads of stuff that you're not happy with. Best thing to do is make a list and keep on top of em until its all done, you usually get around 12 months after you've moved in for stuff like creaking floors or doors not fitted n stuff Saying all that once the estate is finished and all the roads are done you'll see the price of you're house go up. RE: Be careful I bought a new build from Britannia in June this year. Overall had no real issues with them. The general 'snagging' where cracks appear along the staircase and doors as appeared but you can clear that up after 12 months or so. As mentioned, on good terms with the site manager and majority of problems we did have are now sorted out. As well as the site manager, get on good terms with the builders, etc.... Come's in handy if you need any extra materials for gardens, etc!!!! Some ask for a small fee but loads cheaper than going through suppliers etc.
RE: Be careful i too bought a new build from britannia in '04,like as been said before be prepared to have lots of snagging,minor stuff mainly,but just make a list of it and hand to site manager or if that doesnt work go to head office,after sales dept.If the site is still under construction be prepared for all the mud and noise at early hours from the builders and contractors,once thats dont though its well worth it.
