anyone know owt about tenants rights re repairs???

    had a **** load o probs 6 months ago, going a week with no heating/hot water, not good in middle o feb,
    they eventually put in a "new" boiler, but always had problems with the pressure, dodgy radiators.
    and that packed up saturday, no hot water....grrrrrrrrr
    looks like they are stalling getting someone out to look at it, was hoping i could call out my own plumber and send the bill to them,but dont want to get lumbered with a great big bill, its private rented btw

    Well you've definitely got the right to a working boiler

    That much I know. Not sure how you go about resolving a dispute with a private landlord other than keep hassling them.

    what sort o timescale though, we had no heating since satdy, but couldn't report it til this morning,
    they've actually just called to say someones coming out today, but i'd bet it'll be a 2/3 day wait to order new parts.
    its a right **** of job to boiling pans n lugging them upstairs!

    when i worked for a housing provider a broken boiler was always priority & 24hr repair, but as you say sometimes spare parts were not always available.

    i doubt that a private landlord will be that bothered.

    they actually sent corgi reg'd plumber out a few months ago, 1 of the radiators as got a hole in the middle and dripping rusty water out, we've had a tin under it for ages, he took 1 look at the "new" boiler and said he'd condemn it.
    we never heard owt since and the radiator still drips + a couple of valves on others still drip.
    still cant find out anything on net???

    Is the problem with the gas boiler?

    Landlords are obliged to arrange and pay for safety checks to be carried out on gas appliances every year. These checks must be carried out by someone who is on the Gas Safe Register (the new name for CORGI registered). The Gas Safe Register is monitored by the Health and Safety Executive. The landlord has a responsibility to keep a record of all checks carried out and any defects noted etc. You should be given a copy of this record within 28 days of the checks being carried out.

    I'm not sure if that info is of any use or not. If you are not happy you could complain to the HSE. They have a duty to enforce landlord's obligations relating to gas equiptment. They have a gas appliance safety helpline which is 0800 300 363.

    But be careful. Before you take any action check how secure your tenure is in the property. How easily could the landlord evict you?

    he's in breach of his contract if he does that

    He is fully entitled to request that his landlord give him copies of service records though to prove that work has been carried out and he is also allowed to nominate that corgi (or whatever their new name is in conkos post) come out and check the work to see if the gas fitter has done it properly

    apparantly i could get 3 quotes for the repair, give them to the landlord and have to middle quotes work done and knock it off the rent.
    hopefully it'll be sorted , but it'll be another few days because a spare part needs to be ordered,
    r'lass is gonna threaten em to get the other bits done too, 1 rad as an hole in it with a tin under it, and a few others have dodgy valves, which is why the boiler fecked up in the 1st place!
