    Doesn't take into account the condition of houses so all it does is give an average for the area - gives £38k for mine yet I know loads have gone for £70k so how does that work?!

    ours says £55k but we just got valued at £450k

    Mine comes up 84K but my neighbour's sold in July for 123K

    Its because the prices go back about 5 years. They should be using some sort of weighted average. or summat. Wheres paul.d when you need him.

    Its not a value price....

    Its a price that they have as the last registered buy price.

    i.e mines in at the price I bought it 18months ago - with is about 65% of the value price !!
