    Can it be done privately of as it got to be through the proper auhtorites ie Estate Agents

    Estate Agents aren't an authority for anything. You can sell/rent a house without one. You really need to take advice when getting a contract drawn up though.

    as said before get advice re drawing up a contract

    then you dont end up with egg on your face at a later date

    its a solicitor you need not an estate agent
