Has anyone used House network to sell your house, help!

    I'm considering the benefits of selling with an estate agent (1% fee plus HIPS and advertising) totalling about &pound;2431 on completion or on House Network (completely web based and on rightmove) for &pound;1030 (in 2 payments, &pound;800 up front). I know it's the less than traditional way of selling, by using an internet Estate Agent but these days do you think I should be saving missen the 1400 quid or is it worth it for the services of the Estate Agent? at the mo I'm struggling to see the added benefits other than an office to physically visit in town. Thoughts/advice please? Thanks</p>

    I'm no expert

    But i'd go with the traditional method as it will ensure more people see your house is for sale which could mean you'll not only sell quicker but maybe for an higher price as well. Does the internet thing with rightmove involve any ad in the local rag? The traditional method does which could make the difference

    No ad in the Chronicle but the estate agent will charge us £50 per advert in the chron. Was thinking I'd do this missen instead. He said to me that 75% of their enquiries come off their website rather than in chron. I'm wanting to save missen the 1400quid but do I need to pay it to sell the house? Cheers again,

    What about charges to take the house off the market? Thats the 1 thing i'd be looking at right now. Up to last month i'd had my house up for sale for about 8 months, and luckily i'd gone with an estate agent that didn't charge a penny until the sale was completed.... because the housing market is on its arse at the minute.</p>

    Just something else to think about.

    Using a reputable E/A should ensure you not only get the best price

    but also they will check out the buyer to make sure he can afford to buy the house, hould be able to get you cheaper solicitors fo r the conveyancing, will promote your property fully, the local newspaperads do not help sell individual propertied, they do help the agent promote his own tel nos, e-mail address etc and get potential punters calling, they will have hundreds of potential buyers in their office every week, something you will not get on the internet, sure lots of people will see your property on r/m but they may not like something they see and so will not view, an agent talking to otential buyers will overcome those objections and encourage viewings, more viewings mean more offers which will get you the best sale price,
    ge t the best agent you can afford, the cheaper 1% guys will not be the best, false economies in a lot of cases, you get what you pay for
