my current lenders won't offer me a fixed rate, and my financial advisor says he can't get one anywhere suitable to me. the problem is when i finish this fixed rate, my mortgage will go up £87 a month.
any ideas anyone, much appreciated, thanks

Hiyer Darryl. Go and see a mortgage broker.
The criteria for lending has changed drastically over the last few months. The Loan To Value on fixed and capped rate products has decreased dramatically, it's now typically 80% whereas before you could get a decent fixed rate on a 95% mortgage. Changing lenders may be a problem as i said before the lending criteria has changed and not for the better if you have a big mortgage or not/any equity in your home

my problem is, i've had the mortgage just 2 years

and with house prices coming down, my equity will be minimal

I'm in same boat as you but luckily my fixed rate doesn't expire until next year. Praying that things pick up by then. Not a nice situation to be in is it? I'd make an appointment with a broker, that's your best bet.
You might remember me Darryl from many years ago, you used to work in the Post Office at Crofton with my Mum Sylvia

    try the sterling consortium

i hear they will lend you it for a decent rate.....

    lol - joking aside

im with ING Direct. They only do a variable rate but when i remortgaged the fixed rates were miles above the variable so went with that - also £0 to get in and out of and no early repayment fees (i wish).
