Is it actual ground rent or maintenance? £1500 seems too steep for ground rent

They usually only so that if the freeholder can prove they have asked you for the money and you haven't paid. The charges must also be covered in your lease agreement

never had any demands from the free holder so I am a little puzzled to say the least.

It sounds to me like you've had a couple of years maintenance added to your mortgage. The maintenance companies send the debt to your mortgage company when it's not paid. On an apartment l rent out the ground rent is £100 a year and maintenance is £800.

not that as I pay maintenance by standing order. 500 or so quid is stated as being ground rent from July last year, and a year later another grand has gone. I must admit I am guilty of not having checked as carefully as I should have but will definitely investigate tomorrow.
