Thinking of tying myself into a 5 year fixed rate mortgage, with the same lender as i'm currently with. Having done all the sums i'm confident that they are the best choice for me. This isn't really something i'm wanting to debate. However, a new customer with my lender gets a free valuation, but poor old existing customer has to pay £280. I could remain on the valuation they have on my record, but after numerous renovations I think the value may have gone up a few grand. Is there a chance that the £280 valuation fee could be negotiated down or wiped altogether? Has anyone had any success in this field previously? One more point, can an arrangement fee, and said valuation fee, be added to the borrowing fee? Thank you.
Depends on the lender and the deal itself really. Arrangement fee can generally be added, however the valuation charged upfront as its then outsourced to a surveyor to do. The fees are set and aren't negotiable though I'm afraid. Bit harsh they don't offer you the same incentives... Their logic is they've made money from you now so less additional sales they can make! Mine was added onto to the mortgage when I did it a few years ago. If you're not happy about paying then try and shop around
