Just about to rent my house out (4 beds)...anybody whose done this and can give any tips it would be appreciated.... 1. advertising - doing it alone without (robbing) estate egents...apart from the chron - any other?? 2. credit checks?? i know there are sights like experion(sp!) but how? Cheers
not to put you off go on with it but was watching ITV the something from hell, about renting your houses out and she rent it out to 2 women who used it as a brothel (N)
Doing it on your own? Brave. Always use a letting agent, I know you have to pay them, but it's better and safer for you, and your investment (house). Let them do the checks and the donkey work, and you have the knowledge that if something goes wrong, they deal with it.
i know what you mean, but they don't ultimately deal with it...all they do is then phone you isn't it??....and charge 10% - 14% for the privalige - obviously you have experience mate so maybe i should bite the bullet.....reccommend any good agents in tarn??

Depends why you are renting out. If it is because you are going to work abroad then it's far easy to use a letting agent, often theres an agreement that if they don't let it out (between tenants) then they pay the rent
Good luck My sis rents out her house and has had some problems. First tennants were fine but after that she had a couple of really bad ones - non payment of rent complaints from neighbours, and when finally evicted place was a right mess. Definitely check out references properly, also if possible try to get a reference from previous landlord. She is currently letting to a housing association which is much better for her as guaranteed income and they fix all minor things themselves
I've been renting out for 12 years. Several bits of advice (and I'll add more if I think of them) 1 - Get a solicitor to draw up the lease 2 - Get as much deposit as you can 3 - Work out the profile(s) of the person(s) you would want and work out specifics that you don't want 4 - Don't rent to people on housing benefit - not because they're on benefit, but it can be much harder to get them out (I had bitter experience of this last year) 5 - If you reckon you've got a good tenant, don't keep putting the rent up. Good tenants are like rocking horse **** and you will save yourself a lot of worry if you get one. (PS if you do get a good tenant and eventually move back in, pass them on to me!!!! Please?)
