Roof advice needed

    I've got a weird problem. Outside of the back door of our rented house, there has been 3 puddles of water for the past week or so (even when the weather has been sunny) and I've noticed drips falling ever 2 seconds or so into each puddle from the roof. I thought the guttering might need cleaning so I looked up to the roof (I have no ladder) and saw that the roof is completely covered in moss to the point where there are actual plants growing. There were also several plants growing out of the guttering so I suspect it is blocked. However, I then looked further up to the skylights we have in our kitchen and there was water spurting up out of the roof by one of the corners of the skylights. I've done some googling but all the results are about leaks through the rook into the house during wet weather, not water actually coming up out of the roof. Does anyone have any ideas what might be going on? We are the downstairs maisonette so there could be something leaking from the upstairs flat. There is no water dripping into our house (except through our bathroom ceiling at times which is a whole different story and is in a different area of the house)...

    ... we really should move out!

    sounds like upstairs has a slow leak, landlords responsibility

    If water is spurting out it sounds like there's a burst pipe or sumert in the roof space.

    Ha, on closer inspection I think the upwards water is actually splashes as water is falling on that area (it's quite tricky to see). The guttering at the top of the house seems to be dripping if my eyes aren't playing tricks on me. It must have been happening for a very long time though going by the state of our roof. Ours has only started dripping recently which I suspect is due to all the stuff growing out of it.

    do you have household & building insurance ?

    even though you rent its still a bloody good idea to have insurance cover.... and TBH its not really expensive these days. But as everyone says, this is your landlords problem and he should sort it out. However if yiou have no building and contents cover I suggest you get some, its peace of mind... I do not think you be paying above £20 a month either.... cheap for peace of mind is that IMHO.

    Why would she want buildings insurance if she rents? You can get contents only cover.

    No, we don't have any cover of our own, it's not something we've ever considered although we probably should get contents insurance really. I've let the landlord know and he's going to come and have a look at it. He was pretty good when upstairs boiler had a leak whilst we were away on holiday and when we came back mushrooms were growing out of the wall :nails: He re-plastered and decorated 3 rooms and replaced all the flooring (it's laminate throughout) so I imagine he will get onto it. Our boiler is playing up at the minute as well though so I don't think he's our biggest fan right now!

    Sounds like your landlord has been reasonable over other matters, so hopefully he will sort this. You shouldn't have any qualms about bringing this to his attention, because if you moved out any new tenant would need it sorting. You could look at your lease/tenancy agreement to check out his responsibilities. Beyond that, he will have implied covenants to repair/keep in good order. But if he's reasonable you shouldn't have to get into the adversarial stuff. You always have the option to vote with your feet.
