Who do I need to contact to get permission to knock down an interior wall?

    I believe it is a load bearing wall, but just an email address would be excellent please. There's nothing concrete here (apart from the wall) it's simply an enquiry to them whether I shall need permission or not, and how I should go about it.</p>

    If thawants to knock a wall down and not the house

    I'd have said it would be the first port of call.

    Not sure the council have any say unless the house is listed or the modifications are breaking building regs.

    Get some advice from a reputable builder. Pillock him tha wants a quote.

    If its your own house i can't see what the council need to know for

    You only need to contact the council for planning permission don't you?

    You wont need planning permission

    What you will need is to comply with building regulations and that will need to be signed off. It can be approved either from the council, an approved and listed inspector or in some cases by the builder himself (only if theyre qualified to).

    If it is a load bearing wall that you're removing then it will obviously need to be supported by some kind of RSJ or similar to take the weight of the floor above and that will need to be signed off before you cover it up with plaster because the inspector will need to be able to physically see the support is and whether it will hold rather than just looking at a plastered section of ceiling and knowing that 'something' is under there. It isn't unknown for people to have to remove the plasterwork to expose what is underneath for inspections to take place.

    Give barnsley council a ring on (01226) 772699 or email them at buildingcontrol@barnsley.gov.uk and just tell them what it is that you're planning to do, they'll explain what you need.

    My experience for what it's worth

    Friend of mine had a wall took out a few years ago, job done by a reputable builder with a properly sized RSJ etc etc etc, but he did not get building regulations approval. No problems at all until 2 years later when they were selling the house.

    The solicitor for the purchaser picked up on it and asked for the building regulations certificate, which did not exist. It stalled the sale. He had to get restropective building regulations approval for the job. Fortunately he had taken losds of photos, otherwise the building inspecter would have needed to hack away the plaster to see what type of beam had been fitted etc.

    As others have said, I would ring building control at the council.

    there is a programme on TV called THE HOME SHOW and their website www.channel4.co.uk/4homes apparently gives you everything you need to know about doing this and the forms you need
