    According to the Fleurets website it's up at £160k freehold (?!) with a three bedroom flat upstairs.

    Not sure about the property market up there, but there's surely some mistake with that - either it's actually the lease you're buying or it's about to collapse.

    No, it was "modernised" some time in the '90's; there used to be a seperate room down the bottom end.

    It sold for £185k in 2006 and £150 in 2003 so, assuming , those figures were net of vat it makes £160k look cheap.
    Perhaps the asking price is based upon the current rent which could be around £16k based on the 10% rule

    It's very difficult to sell boozers these days...one near me had a £70k reserve and never met it in the bidding.

    Because its not in a racist part of town like barnsley north(according to exit polls and bbs) it should be up for millions.
